Choosing a Mortgage Broker in Ashton or Oldham

Consider the following when picking a broker to work with:

Specialises in you

When choosing a mortgage broker in Ashton or Oldham to work with I believe it’s best to work with somebody who specialise in you. If you’re buying a buy-to-let, work with a broker that is great with buy-to-lets. I’m not as interested in those. My favourite client to work with is First Time Buyers.

Working with somebody that specialises in your situation means you are working with somebody that can best relate to you situation. I specialise in first time buyers.

If you’re a first time buyer, I’m the mortgage broker for you.

Availability

Check if they are available when you need them to be. If you work 9-5 and their opening hours are 9-5 only it might be difficult to work with them. You don’t want to have to take time off work to sort out your mortgage.

I am happy to do evening appointments and will keep you up to date on everything via WhatsApp. All my appointments are done over video so you will not have to travel to see me.

Mortgage Broker Fees

Some mortgage brokers in Ashton & Oldham will charge you, some won’t.

I am usually a fee free mortgage broker for Ashton & Oldham’s first-time buyers as mortgage brokers get paid by the lenders whether we charge or not.

Typical scenarios where I do charge are if you are working on a fixed term contract, are a CIS sub-contractor, or have poor credit.

You can read all about my fees here.

What does a Mortgage Broker in Ashton-under-Lyne & Oldham do?

A mortgage broker’s job is to get the best mortgage for you. This should be the lowest cost mortgage that you qualify for. Using a broker when getting your mortgage in Ashton or Oldham can save you time and disappointment. This is because you won’t qualify with every lender. A mortgage broker can disregard the lenders you won’t qualify with and save you time and avoid disappointment.

Mortgage brokers like myself will also guide you through the process buying your first home in Ashton or Oldham. There’s a lot more to buying your first home than getting a mortgage. You can see full details in my first time buyer mortgage guide.

How much can you borrow for a mortgage?

This varies massively from person to person and lender to lender.

As a very rough guide you may be able to borrow 4.5 to 5.5 times your income as a first-time buyer. Using a mortgage broker in Ashton or Oldham will give you the best chance of maximising what you can borrow to get the house you want.

The first-time buyer guide goes into depth on what you might be able to borrow and explains how basic salary, overtime, zero hours contracts, student loans, car finance, credit cards, and the number of children you have can all affect what you can borrow.

What deposit do you need for a mortgage in Ashton & Oldham?

A minimum deposit of 5% is needed for first time buyers in Ashton & Oldham. This is true whether you are looking to buy a house or a flat though most lenders want bigger deposits on flats.

If you are struggling to get a deposit large enough for the home you want you could consider the help-to-buy equity loan scheme

Deposit rules can be different for mortgages on a spouse visa or mortgages if you have pre-settled status

Do you need to use a mortgage broker based in Ashton or Oldham?

It’s not essential. What’s more important is using a mortgage broker that specialises in your situation.

I’m based in Manchester so natural most of my clients are buying their first home around Manchester, Stockport, Bolton, Warrington, Bury, Rochdale, Wigan, Salford, and Altrincham.

I do help loads of people further afield though. Especially if they have a specific problem like needing a fixed term contract mortgage or stipend mortgage
